Ballnellan is a spacious and beautifully appointed house that is set in a superb position surrounded by mountains right in the heart of the highlands, on the Glenlivet Crown Estate within the Cairngorms National Park.

This is the perfect spot to really 'get away from it all' whilst still having easy access to plenty of nearby activities and attractions. Inside, there is a choice of places to relax and spread out with both a large, most comfortable sitting room with a wood-burning stove and a sun room that has further seating.
The open plan, L-shaped kitchen/dining area is kept toasty by the colourful three-oven electric Aga, although there is an electric hob and oven that provide useful backup. There is also a utility room off the kitchen that comes in very handy for storing climbing and walking gear.
Upstairs there are four bedrooms – a master double bedroom with an en suite shower room, three further double bedrooms (two of which can be converted to twin rooms for extra flexibility) and a family bathroom with a bath and separate shower.
Outside, there is parking for a number of cars right at the front door and a useful ramp that leads to the rear door. The house is surrounded by an extensive fenced rough grass garden with a summerhouse and the charming Ballnellan Burn gurgling away at the front.
There is also a purpose built BBQ hut in the garden, so the great outdoors can be enjoyed whatever the weather. The BBQ hut has plenty of room for the whole party and is the perfect setting for socialising and entertaining, day or night.
The Glenlivet Estate operate 4x4 wildlife tours that run out into the rugged countryside of the estate for spotting red and roe deer, grouse, mountain hares and buzzards soaring in the skies overhead.
In Tomintoul (7 miles), the highest town in the Highlands, there are a few different eateries to try and some interesting shops to look around. This is very much whisky country with the Tomintoul Distillery just over a mile away and the Glenlivet Distillery (4.5 miles) just up the road where there are tours and tastings.
Fishing for sea trout or salmon is available on the River Avon near Tomintoul. As there is so little light pollution, this is a wonderful place to see the stars in all their glory, so enthusiasts should make sure to bring their telescope with them.
To the south east are the mighty Cairngorm mountains that will certainly keep walkers and climbers occupied or, if snowsports are of more interest, The Lecht Ski Resort is only 13.5 miles away.
Wildlife fans will love the RSPB reserve at Loch Garten where the star attraction is a pair of ospreys that return every year to raise their chicks. There is a direct video feed of the nest that allows visitors to continue to follow their progress even after they return home.
Just under an hour’s drive away is the Cairngorm Reindeer Centre (29 miles) that is home to the UK’s only free roaming herd of reindeer with walks that lead up into the hills to find the herd and even the chance to hand feed them which is an experience not to be missed! On the way back from the centre it is worth stopping off at beautiful Loch Morlich for a picnic or to have a go at the various watersports that are on offer.

Bed linen and towels are INCLUDED. The first £25 of electricity is INCLUDED (not inclusive of electric car charging) with any additional usage payable by meter reading at the end of your stay. Heating is by oil central heating (first £25 INCLUDED with any additional usage payable by meter reading at the end of your stay) and wood-burning stove (basket of logs INCLUDED). Charcoal for the BBQ Hut is not provided, so it is recommended you bring your own. EE 4G Broadband via the owners home router is available at a cost of £20 per week. Download speeds are good enough to stream iPlayer, YouTube, Netflix and Amazon Prime, but may be slower at peak times. There is a Roku Streaming device connected to the TV to give access to online content. The local EE mast serves every household in Glenavon, and is the only available option for Ballnellan. Water is from a private source which is UV filtered, Ph controlled and regularly tested; however (as is typical in many parts of Scotland) it can become discoloured at times, particularly after heavy rainfall. Guests may therefore prefer to bring bottled water to drink. Sorry, pets are not accepted. No smoking.
