Once inside guests are greeted by an elegant sunroom that has a clever drying cupboard tucked away, coming in very handy for airing out wet walking gear after an adventurous hike. Imagine kicking off your walking boots and sinking into an armchair, enveloped by the warmth of the afternoon sun streaming through the windows.
This traditional cottage has been meticulously furnished and thoughtfully extended to include a spacious dining kitchen at the rear, comfortably accommodating everyone. Whether it's intimate dinners or celebrations with friends, the contemporary design ensures a space that's both stylish and functional, allowing everyone to gather comfortably and create lasting memories.
This is partly open plan to the appealing sitting room with its wood-burning stove radiating warmth and charm throughout the whole of the interior. Plan adventures with the giant map on the feature wall. Large windows showcase the garden, accessible directly from the dining area.
With a cosy double bedroom and shower room on the ground floor, the cottage caters to all, including those with limited mobility. Upstairs, you can choose from two stylish twin bedrooms with roof windows that share a bright landing and another shower room, complete with heated towel rails for added comfort.
The garden furniture has been positioned facing a lovely view of Loch Badanloch, which is only 500 yards away across fields, so the scenery can be admired whilst sipping an evening drink or firing up the BBQ for a change from cooking indoors.
The property benefits from free trout fishing during the season by prior arrangement with the Head Keeper. Arrange estate fishing or feed the stags for an unforgettable experience. Stargaze under dark skies at night from the large, enclosed garden with ample parking adjacent.

Tempting though it may be to stay put, with over 27,500 acres of wonderful rolling countryside and six different lochs to be found within the estate, there is lots to explore literally right on the doorstep. Fishing can be arranged through the estate (Mar to Sept) free of charge so it is a perfect time to try out a new hobby or brush up on previously acquired skills.
It is also possible to go out with some of the estate staff to hand feed the resident deer population, which is quite an experience. Hill walkers will enjoy ascending Ben Griam Mor and its neighbour Ben Griam Beg, that has the interesting remains of a hill-fort on its summit.
The surrounding area is known as ‘Flow Country’, an expansive peatland where the conditions help a range of fascinating flora and fauna to flourish. Nature trails along boardwalks lead around the RSPB reserve there (11.5 miles) where bird spotters will be in their absolute element. The reserve has also been designated as an official Dark Sky Discovery Site with a viewing tower that gives a brilliant view of it all.
As there are no shops in the immediate vicinity it is worth stocking up en route. The roads around the house are mostly single track and fairly quiet so they are great for cyclists and Helmsdale (22 miles) is home to a lovely 9 hole heathland golf course with views of the Moray Firth that make for particularly scenic play.
It is less than an hour’s drive up to the north coast for a walk along one of the picturesque beaches that are dotted along the coastline. There is a mile-long stretch of wonderful beach in Torrisdale Bay (25 miles) with the remains of an old shipwreck peeking out of the sand provides excellent photo opportunities.
