Entering through the useful cloakroom you come to the kitchen dining room. The cheerful, modern kitchen area has a traditional double Belfast sink and the dining area can comfortably seat eight without the cook having to miss out on all the dinner chat!
At the cottage's centre is the wonderful double height sitting room, which is light and bright with high ceilings, windows on three sides and patio doors leading out to the garden. There is plenty of comfortable seating grouped around the wood-burning stove (starter pack of fuel provided), with its elegant feature flue.
Also on this level are a cheerful double bedroom with king-size bed, a light twin bedroom and a contemporary shower room with WC and handy heated towel rail.
Through the hallway and up the wooden staircase there is a further double bedroom with coombed ceiling and a spacious twin bedroom. A couple of steps lead you down to the sunny family bathroom with stylish wash basin and double-ended bath. As the cottage is not overlooked, from here you can relax and admire the views out over the beautiful surrounding countryside.
Outside, the large garden has a paved patio (with furniture) and an extensive grassed area. Although not fully enclosed, there is plenty of room for children to run and play. There is a gravelled parking area with space for four cars and a stable in the adjoining field, so you could even bring your horse along!
The cottage sits in the grounds of Callands House, which was once owned by one of Scotland's greatest shipping magnates who sponsored the famous Ecurie Ecosse Scottish motor racing team in the 1950s. Also within the grounds is a tennis court, which guests have full access to.
The nearby village of West Linton (4 miles) has a grocery shop, hotel bar and restaurant and PO. Supermarket shopping is at Peebles (10 miles), where you will find a swimming pool, cycle hire and riding nearby.
The quiet roads in this area are ideal for exploring on foot and there are several official walking routes near West Linton and even one, the Newland Hill Forts Walk, that passes right by the cottage. The Tweed Valley Railway Path is a five mile route that links Innerleithen and Peebles, following the delightful River Tweed for the majority of the way and linking up with a National Cycle Network Route as well.
Mountain bikers are ideally placed here as they are near two famous 7stanes mountain biking centres at Glentress (14 miles) and Innerleithen (17 miles), which both have a variety of trails for riders of varying abilities.
There is skiing (lessons available) at the Hillend Dry Ski Slope (17 miles) and the bustling capital of Edinburgh (22 miles) is only a 45 minute drive away. It has a plethora of shops, restaurants and pubs, not to mention the museums and art galleries and, of course, the Edinburgh Festival in August every year. There is a sandy/shingle beach at Gosford Sands (30 miles), which is easily reachable for a day trip on a sunny day.
