This substantial 19th century farmhouse offers stylish, spacious accommodation set in peace and seclusion, but with easy access to a range of interesting outdoor activities. It is the ideal setting for a family gathering or holiday with a group of friends. There is the choice of either the elegant sitting room or the cosy snug to relax in and both rooms have wood-burning stoves to curl up in front of. They also both have TV/DVDs so you can certainly cater for different viewing tastes.
The spacious, well-equipped kitchen has a large range cooker so you can cook up a storm and there is the choice of dining in the kitchen itself or more formally in the sunny dining conservatory that is a charming place to gather for evening meals. Catering can be provided (by arrangement) if a break from cooking beckons.
The games room has a pool table and yet another wood-burning stove and there is also a boot room with boot drying machine, utility room with laundry facilities, a shower room and a useful separate WC on this level.
A grand staircase leads up to a landing where there is an additional bathroom and further upstairs are the bedrooms. There are five attractive bedrooms in total with two double bedrooms (king-size) and three twin bedrooms, two of which have their own en suite shower rooms with modern walk-in showers.
Outside the extensive gardens are partly enclosed and laid mainly to grass (with furniture & BBQ) with a pretty little gazebo to sit and admire them from. There is plenty of space for parking several cars and the outbuildings behind the house provide storage for bikes, etc. One of these houses a table tennis table which is the perfect pastime if the weather isn’t so good and there is even a stable block so you can bring your own horse along!
On the hills above the pastures where the livestock graze there are over 2,500 acres of farmland where dogs can run freely and really tire themselves out.
There is excellent hill walking off into the hills straight from the door and permits are available for trout fishing on the nearby Hermitage Water.
The nearest village Newcastleton (8 miles), known locally as Copshaw Holm, has a small supermarket/PO, a 9 hole golf course and a few pubs/eateries. In July each year the village holds the Newcastleton Traditional Music Festival with traditional pipe music, accordion and fiddle playing and singing competitions.
Hermitage Castle (2 miles) is a formidable castle that you can go inside (from Mar to Sept), take in its eerie atmosphere and find out all about its history and connections with Mary Queen of Scots. To find out more about the history of the area it is well worth paying a visit to the Liddesdale Heritage Centre in Newcastleton.
The Rock UK Outdoor Adventure Centre at Whithaugh Park (10 miles) offers a wide range of different activities within its 100 acres of rural parkland. You can swim in the heated indoor pool or have a go at rock climbing, archery, canoeing/kayaking, raft building, gorge walking, abseiling or even soaring through the air on a 300 metre zip wire. You can also hire bikes from the centre and try out the 7stanes mountain biking trails that head from Newcastleton off out into the woodland of the Liddesdale valley.
The place to stock up on supermarket supplies is Hawick (19 miles) where there is a wide range of shops, cafés, pubs and restaurants. Galashiels or Tweedbank train stations can both be reached in about an hour’s drive and from there it is an easy 50 minute train ride into the centre of Edinburgh for a day trip.

Bed linen and towels are INCLUDED. The electricity is INCLUDED. Heating is by oil central heating (INCLUDED) and wood-burning stoves (INCLUDED). WiFi is INCLUDED. Water is from a private source which is UV filtered and regularly tested; however (as is typical in many parts of Scotland) it can become discoloured, particularly after heavy rainfall. Guests may therefore prefer to bring bottled water to drink. A maximum of 3 dogs are welcome (3 large, 3 medium or 3 small).
