Overview

Kingfisher Cottage is a rather spectacular conversion of part of an old mill dating from 1774, that has been carefully renovated to provide all 21st century comforts.

It stands in a tiny cluster of houses and farm buildings overlooking the Bowmont water, just half a mile from the village of Town Yetholm (with shop, pub) and 8 miles from Kelso (shops, pubs and restaurants) in the Scottish Borders.

From the front, there are lovely views over Staerough Hill, the river and the surrounding countryside. The cottage is right beside a pond, with a very picturesque bridge which leads from the front of the house to the garden.

Finished to a very high standard and beautifully presented, Kingfisher Cottage is a holiday home which cannot fail to please. Inside there is plenty of wow factor. The large, light sitting/dining room has a partially glazed roof that allows light to flood in and there is plenty of cosy, comfortable seating around the wood-burning stove with its stylish feature flue. There are French doors that lead out to the decking area outside, so you can nip out when the sun shines and relax in front of the lovely view or sit inside with the doors open to get the best of both worlds.

The spacious kitchen is well-equipped and efficiently designed, with a pleasant window seat so you can sit and chat to the cook while they prepare dinner. Also on this level are a twin room that overlooks the pond at the front and a utility room with a useful extra WC.

Stairs lead up to with a gallery area which is used as a study/games room with a TV/DVD player. Having this additional space means that the party can split up if entertainment tastes are different, without losing touch with each other – handy when dinner is being served or the drinks are being poured! There is a shower room located off this area. Upstairs there are two bedrooms, a double and a twin, that are both attractively presented and share a further modern bathroom with bath and shower over.

With polished wood flooring throughout and the double height of the living area, Kingfisher has a light and airy ambience and provides the perfect accommodation for a comfortable and relaxing holiday.

Just across the field is the river, where it is possible to swim and kayak.

Yetholm is at the end of the Pennine Way, while St Cuthbert's Way that goes from Melrose to Lindisfarne, passes to the rear of the cottage, so walkers really are spoilt for choice. It is also excellent cycling country with lots of quiet and scenic byways to enjoy.

There is plenty of scope for fishing and permits are available locally. The nearest riding stables are at Nenthorn, just north of Kelso, where there is a swimming pool, ice rink and racecourse, as well as a wide selection of interesting shops and excellent pubs, cafes and restaurants.

Kelso is also the site of Floors Castle, seat of the Duke of Roxburghe and this is just one of the many castles, keeps and stately homes which are open to the public in this historic area. Nearby Sunlaws is also home to the prestigious Roxburghe golf course and there are any number of excellent courses in the area to suit all tastes and pockets.

Kelso is only 22 miles from the sea - the RSPB sanctuary on the dramatic cliffs at St Abbs is well worth a visit, perhaps combined with an afternoon on the lovely sandy beach at Coldingham. Scotland's elegant and sophisticated capital city Edinburgh is just over an hour's drive away, or can be reached by train from either Berwick-upon-Tweed (23 miles) or Tweedbank (25 miles).

In short, whatever your interests and pursuits, there is plenty to keep all members of the party well entertained in these lovely surroundings.
