Kippilaw Garden Cottage is tucked away down 250 yards of hard track off a quiet B road in the beautiful rolling Scottish Borders countryside near the historic town of Melrose (5 miles).
This traditional, detached, stone built cottage sits alone in a peaceful secluded setting on Kippilaw Houses private country estate. The cottage has an unusual upside down layout with the main living accommodation being situated upstairs.
Downstairs the spacious double bedroom has original wooden floors and a very contemporary en suite shower room. There is also a twin bedroom with stylish, fully-tiled en suite bathroom and a handy utility room with an additional WC.
Upstairs the large open plan living area has traditional wooden beams and roof windows that allow the light to flood in. The comfortable seating is clustered around the wood-burning stove that keeps the room snug and there is a TV and DVD player to keep you entertained in less clement weather, as well as WiFi internet access. The kitchen area is smart and well-equipped and as it is positioned next to the dining area the nominated cook doesnt have to miss out on anything.
Outside there is plenty of parking for several cars. The pretty grassed, south facing, garden overlooks the surrounding countryside and has a paved patio area (with furniture) from which to admire it in peace and quiet. There is plenty of picturesque countryside to explore by foot or bicycle right on your doorstep.
St Boswells (4 miles) has some shops, a small supermarket, a petrol station and a PO. Just past the town is the Scottish Borders Donkey Sanctuary - they run guided tours where you can feed the donkeys and even adopt one!
Also not far from St Boswells and worth a visit is the imposing William Wallace monument. This 31 foot high standstone statue stands in a dominant position looking out over the beautiful River Tweed. The river is widely renowned for its salmon fishing and permits are widely available.
Melrose (5 miles) has lots of little shops and is home to the famous Rugby 7s game. It is also the site of Melrose Abbey, one of the four famous 12th century Border Abbeys - the other abbeys are also in easy reach at Dryburgh (7 miles), Jedburgh (12 miles) and Kelso (14 miles). The Border Abbeys Way allows you to take them all in. The route is over 60 miles in total but there are also several smaller walks within it.
Kelso is a picturesque, traditional market town clustered around a cobbled square, with supermarkets, gift shops, pubs and eateries. Just outside the town Floors Castle, the home of the Duke and Duchess of Roxburghe, is open to the public with guided tours of the castle and grounds available.
Selkirk (7 miles) has lots of shops and its famous Sir Walter Scotts courthouse depicts his life as sheriff back in the 1800s. Galashiels (9 miles) also has plenty of shops and supermarkets, as well as various pubs, eateries and a cinema.
Scotlands stunning capital Edinburgh is reachable in just over an hour's drive, or 55 minutes by train from Tweedbank (2 miles), and is well worth visiting for a day trip. It has all the shops, pubs and restaurants you could wish for as well as numerous galleries and museums and the famous Edinburgh Castle and Holyrood Palace to explore.

Heating is by oil central heating (INCLUDED) and wood-burning stove (starter pack INCLUDED). WiFi is INCLUDED (not suitable for large downloads or video/TV streaming i.e. YouTube, Netflix). A maximum of 2 dogs are welcome at an additional charge (1 large, 2 medium, 2 small). No smoking.
