Tucked away down a quiet lane off the main road, the cottage enjoys generous garden grounds and ample parking for three cars. A decked area at the rear offers uninterrupted countryside views, with a table and chairs for al fresco dining. There is also a garage available for storing bikes, outdoor gear, or other equipment.
Inside, the accommodation is all on one level. The main entrance leads to a corridor connecting all the principal rooms. At the heart of the home is the spacious L-shaped kitchen/diner, a bright and welcoming space with glazed patio doors opening onto the garden and deck.
The living area is tastefully furnished, featuring a television and a multi-fuel stove for cosy evenings. The kitchen is well-equipped with a gas cooker, generous storage space, and a full range of appliances. A modern dining table comfortably seats six.
The master bedroom benefits from an en-suite shower room with a basin and WC. A second double bedroom has direct access to the family bathroom, which includes both a bath and a separate shower cubicle. A small single bedroom completes the sleeping accommodation.

For those heading into the city, the train from Stow station, just a 10-minute drive away, provides a quick and convenient journey to Edinburgh Waverley. Regular buses also run from Lauder, while by car, the city outskirts are reachable in around 30 minutes.
For those who love the outdoors, Lauder is an excellent base for walking. The Southern Upland Way, one of Scotland’s most famous long-distance trails, passes through the village, with the 11-mile route to Melrose being particularly scenic. A gentler option is a stroll along the River Leader, which flows south towards the Tweed.
Lauder’s history dates back centuries, with its Royal Burgh status granted in the 15th century. The village is home to many historic buildings, but its most striking landmark is Thirlestane Castle, a grand stately home on the village's edge. Open to the public, it boasts fascinating collections and stunning plasterwork ceilings.
The wider area is rich in historical sites, including the medieval abbeys of Melrose (12 miles), Jedburgh (20 miles), Dryburgh (13 miles), and Kelso (17 miles). Melrose Abbey, famously referenced by Sir Walter Scott in The Lay of the Last Minstrel, is said to hold the heart of Robert the Bruce. Abbotsford, Scott’s former home, is also nearby and open to visitors.
Lauder has a good range of shops, including two small supermarkets, a delicatessen, and a café/gallery. More extensive shopping can be found in Galashiels (10 miles). Dining options include traditional pubs and hotels in Lauder, while Melrose is home to a couple of highly-rated restaurants.
For golf enthusiasts, Lauder has a picturesque 9-hole course on a hillside just west of the village. The world-class courses of East Lothian’s "Golf Coast" are also within easy reach. Those who enjoy the coast will find excellent sandy beaches along the Berwickshire coastline, while the dramatic cliffs at St Abbs Nature Reserve offer breathtaking views and wildlife spotting opportunities.
