This modern two-bedroom cottage, situated on the banks of the Clunie Water surrounded by the renowned Grampian Mountains, may be little in name, but is mighty in stature as an immaculate and well-equipped holiday cottage.
Accessed down a short driveway next to the owner’s cottage, this cabin-style house has two entrances - either into the hallway, or through a well-stocked utility room, which as well as a washing machine and tumble dryer, boasts a wine fridge and an ice-maker. This leads into a light and welcoming, open-plan kitchen, dining and living space, with a woodburning stove and large windows overlooking the river - the ideal cosy space for cooking, relaxing and chatting.
A toilet next door completes the downstairs, with the equally new and quality-furnished double bedroom and ensuite, twin bedroom, and bathroom with shower, all located up the stairs.
Outside, the cottage gives a sense of being in a rural location, despite being in the centre of Braemar. It is easy to find, just passed The Fife Arms Hotel, and surrounded by trees, has a private un-enclosed garden. It’s jewel in the crown is a charming, elevated patio area, providing the perfect place to sit back and enjoy the sound of the water flowing by.
A large hard-standing area provides plenty of space for parking, alongside a wooden shed which has room for bikes and skis.
Little Linn is a gem of a cottage based in a thriving area of the Scottish Highlands, and has plenty to offer family or friends seeking a special getaway.
Braemar is located in Cairngorms National Park, a booming part of the Scottish Highlands that is a year-long holiday favourite and playground.
Situated in the scenic area known as Royal Deeside, 60 miles west of Aberdeen, this delightful village is heaven for walkers, climbers, wanderers, snow sport enthusiasts, wildlife watchers, whisky tasters, fishers, and anyone attending the famous Braemar Gathering – not forgetting that it is also a huge attraction for fans of the Royal family, with their Scottish home, Balmoral Castle, nearby.
Set against a backdrop of the spectacular Grampian mountains, with a population of around 850 people, Braemar is well endowed with shops, restaurants, and places to stay.
The ancient village hosts the world-renowned Braemar Gathering and Highland Games on the first Saturday of September, regularly attended by the Royal Family, and features the best pipe bands, pipers, Highland dancer and athletes.
And there are an impressive 24 Munros in total (mountains over 3000ft high) to be bagged, as well as over 65 miles of high level walks and cycle routes of varying length and difficulty. Just eight miles away is the largest ski resort in Scotland, Glenshee, and Braemar also lays claim to having the highest 18-hole golf course in the UK.
Other local visitor attractions include The Highland Games Exhibition Centre for anyone who misses the big day, and the Royal Lochnagar Distillery in nearby Crathie for those who enjoy a dram, also close to the River Dee that flows passed Balmoral Castle and offers the finest salmon fishing. A quarter-of-a-mile away stands Braemar Castle, a 17th-century community-run castle with a fascinating history.
From eagle spotting, snow-boarding, wildlife tours or cycling, to wild swimming in crystal clear waters or whisky tasting by a roaring fire to name a few, there are many reasons to book a break at Little Linn Cottage and discover everything Braemar has to offer.
