This mellow, traditional, detached, roses-round-the-door house stands on a quiet country lane, surrounded by fields, with its charming, terraced, grass garden running down to the sweet little river which flows in front of it.
Nor does its interior disappoint, for it is bright and surprisingly spacious, with a good size, well-equipped kitchen with folding doors to a separate, elegant dining room. On the other side of the hallway is a cosy sitting room with a wood-burning stove. There is also a utility room and a downstairs WC. Upstairs there are three good-size bedrooms, two twin rooms and an en suite double bedroom, that are all delightfully furnished. A family bathroom completes the indoor accommodation.
The garden is surrounded by a hedge and enclosed, though there is access down to the river, so care may be required with children. There is off-road parking behind the house and secure storage for bikes and sports equipment.
The owners have the farm just up the hill and can offer stables and grazing, should you wish to bring your own horse. It's worth considering, for this is great riding country - you could even take part in one of the dramatic common ridings which are held throughout the summer.
The area offers plenty of opportunities for enthusiasts of many different sports. There is great mountain biking over at Glentress and Innerleithen, walking in the Cheviot and Border hills and fishing in many rivers from the famous River Tweed itself, to minor streams and lochans.
Jedburgh (3.5 miles) has a good range of pubs, eating places and independent shops, as well as a supermarket, bank and petrol station.
The surrounding area is famous not just for its lovely scenery, but for its romantic and often turbulent history. Jedburgh is the site of one of the four Border Abbeys and also has a reputedly haunted jail and Mary Queen of Scots' house, which has a fascinating visitor centre. Melrose, Kelso and Dryburgh and the other three Border abbeys, are all within a short drive and in addition to this there are numerous stately homes in the area which are open to the public.
There is golf available on numerous good courses, including the Jedburgh Golf Club and the prestigious Roxburghe course near Kelso. If you need to practise your swing there is a driving range at Mount Hooley (5 miles), where there is also an excellent restaurant.
For a good family day out, the Harestanes Countryside Visitor Centre is a favourite destination with its range of woodland walks, exhibitions and an outdoor play area that children will just love.
Further afield, you can enjoy a day on the sandy beaches of the Berwickshire and Northumbrian coasts. Or how about a day up in Edinburgh taking in the sights of Scotland's elegant capital city? It is reached in an hour and a half's drive, in 55 minutes by train from Tweedbank (18 miles), or by a regular bus service from Jedburgh.
